About Sturgeon Valley Core

Most existing neighbourhoods within Sturgeon Valley are located in the Sturgeon Valley Core. These areas have largely been developed at a low density of approximately three housing units per net residential hectare, consisting primarily of large, single detached homes. Under current land use plans, no changes are expected for these existing neighbourhoods.


Population Growth Projections

Pending approval of private applications and subject to market conditions:

  • The Valley Core could see a population growth of approximately 2.1% annually
  • Development could begin with 65 new dwellings per year, increasing to 80 per year over time
  • Over the next 25 years, this could result in an increase of up to 5,500 residents


Infrastructure and Funding

Sturgeon County adheres to a “growth pays for growth” mentality, which means private developers are responsible for covering the costs of new infrastructure (e.g., roads, water, and wastewater services) required to support new neighbourhoods.

This policy ensures growth is financially sustainable and does not place additional burden on existing residents.
